- Set different terms or conditions based on protected characteristics
- Offer varying services or facilities based on protected characteristics
- Misrepresent housing availability
- Encourage sales by implying demographic shifts (blockbusting)
- Discriminate in mortgage lending
- Publish discriminatory statements
Disability Protections
For individuals with disabilities, a housing provider may not:
- Deny reasonable modifications for accessibility
- Deny reasonable accommodations in policies or practices
Family Protections
The Act also safeguards families with children, including minors, guardians, and pregnant individuals, with exemptions for HUD-qualified senior housing.
