Fair Housing – Equal Opportunity for All

America stands as a beacon of equal opportunity, promoting the principles of freedom and justice. Discrimination in housing against new immigrants, minorities, families with children, and individuals with disabilities goes against these values. The U.S. Department of Housing and Urban Development (HUD) enforces the Fair Housing Act to safeguard access to rentals, sales, and mortgage loans, fostering equal opportunity in housing.

At Plachter Realty Inc., we’re dedicated to fair housing for all. Denying housing based on race, color, national origin, religion, sex, familial status, or disability is against federal law, and HUD actively pursues violations. Housing discrimination contradicts the freedoms we cherish, and HUD remains committed to ensuring fair treatment.

The Fair Housing Act

The Fair Housing Act prohibits discrimination in housing based on:

  • Race or Color
  • National Origin
  • Religion
  • Sex
  • Familial Status (households with children, pregnant individuals, or those securing child custody)
  • Disability

Housing Covered by the Act

Most housing falls under the Fair Housing Act. Certain exemptions apply, including owner-occupied buildings with four or fewer units and single-family homes sold or rented without a broker.

Prohibited Actions

It is unlawful to:

  • Refuse housing based on protected characteristics
  • Set different terms or conditions based on protected characteristics
  • Offer varying services or facilities based on protected characteristics
  • Misrepresent housing availability
  • Encourage sales by implying demographic shifts (blockbusting)
  • Discriminate in mortgage lending
  • Publish discriminatory statements

Disability Protections

For individuals with disabilities, a housing provider may not:

  • Deny reasonable modifications for accessibility
  • Deny reasonable accommodations in policies or practices

Family Protections

The Act also safeguards families with children, including minors, guardians, and pregnant individuals, with exemptions for HUD-qualified senior housing.
